How close is Millerton to the nearest train ... ?

                The closest Metro North train station (Wassaic) is about a mile south of
 Amenia, NY,  which is about 11 miles south of Millerton.  It should take about 15
minutes  travel time.    There are several early morning trains as well as weekend

trains.   In addition, you may also travel by Amtrak along the Hudson River using
the Rhinecliff station, which is about a 30 minute drive from town.  The train from
Grand Central Station takes about 2 hours to get to the Wassaic station near
Millerton.

Can I subdivide my property?

It would depend upon the size of your property and the zoning laws in the
community where your property is located.
Other factors that may come into play are:

the amount of road frontage
whether your property is deed-restricted against further subdivision,
whether the property has a Land Conservancy easement
environmental issues, such as proximity to water or wetlands
whether the parcel is large enough to meet local zoning rules

How do I get Board of Health approval?

            If the parcel you own does not have previous B.O.H. A. it is best that you
 hire an engineering firm that will take you through the steps of digging deep hole
tests, percolation tests, and soil evaluation tests.  The results of those tests are then
submitted to the county health department's engineering section who will review
the design as submitted by your testing company for final approval.  This process can
take some time depending on how busy the Board of Health is at the time of your
application.  Please plan for a reasonable amount of time between submission and
approval.

When is the best time to look for property in the country?

            Some people think the best time is in the winter, when fewer buyers
come to look.  Really, there is no best time to buy unless you have a particular
need to purchase.  From a practical point of view, if you can get away, try to schedule
your viewing appointments during the week, as most brokers are very busy on
Saturday and Sunday.

            I would also suggest you begin looking in early spring, as many brokers have
more time to list\property during the winter, which means there is generally more inventory
to choose from.

            Of course, you should always take advantage of low interest rates,
regardless of the time of year.

When purchasing property in the country, do I need to do a survey?

            The most practical answer is yes, for a number of reasons.  Many times sellers
believe they know their actual boundary lines but in fact they could be mistaken. 
There could be encroachments of buildings or other structures.

                Banks may require an updated survey to obtain financing.  Title companies
will not insure your actual deed description until a survey is completed and read into
your policy.  Surveys can locate easements and other rights that other persons may
have over your property.

When I buy country property how do I qualify for tax exemptions?

            Qualifying for a tax exemption depends on what you are purchasing. 
For instance, if you buy a country home and call it your permanent residence, upon
application to the town assessor you would qualify for the NY State STAR program,
( school tax property relief program.)  If you are buying land or a farm and wish to qualify for an
agricultural exemption,  you must have at least 10 acres of land and gross an annual income of
$ 10,000 from your agricultural operation, or lease your farm property to a person who
already qualifies for the agricultural exemption.
